I'd say the overall structures are in decent shape and the majority of the rehab will be around replacing the doors and the insides.    4 Existing Buildings (A,B,C,D) of 6,673 sf non climate control (82 Units total)A and B: 44 Units (22 each building) of 6.5x6.5 sf (1859 Total SF)C: 20 Units of 10x12 sf (2400 Total SF)D: 16 Units 10x12 sf, 8 Units 9.5x6.5 sf (2414 Total SF)This is in a small tertiary market (pop 14,000) with this facility on a major thoroughfare about 1/4 from a college (5,000 students).  

We need to see a more stable economic and political climate before we decide to use leverage, if we ever decide to do so.     

These long term studies must be taken with a grain of salt due to the changing economic climate over the decades since the longest case studies graduated...

I am looking into making my first short-rental purchase to use as a vacation home to escape our current climate during the winter months around the Orlando/Kissimmee Florida area.

People are moving to these cities for the jobs, the climate, the schools, etc. 

We always deal with as exact numbers as possible, because you have to factor in all the real numbers that are actual or expected based upon market conditions and neighborhood climate.  

I wouldn't do a MTR anywhere in Seattle with the current climate.

If the unit has wall to wall carpet and that is what your market likes (think colder climates) then replace carpet, but make sure you have a good pad so it will wear longer.
