The price was great the cash flow looked good to great but when we went out and physically looked at the property...needed new roof, siding repaired or possibly replaced, scrap metal everywhere and a hand full of other small items, plus area rents were lower than what this place was getting and the buildings around were nothing to write home about.

I have worked in this industry for 50 years now.. and met all sorts of folks from beginners to the Very wealthy.. what I see many times is when the kids do inherit most of them have no interest in owning the rentals or whatever property they are getting as most of the time there is massive equity.

If you sell later and its SF that was not permitted, you may have problems selling and with the county tax assessor and the city.Also, if you convert the garage, you can add a metal or wood carport in front of the garage for parking if that's important to you.Another suggestion, float in concrete so you don't step down into the garage.
