It is in the lease that they must maintain it, but my guess is they can't figure out how to work the timer... they also have air conditioners in the windows which is not allowed by the HOA.Still wondering why I find this out from neighbors instead of the property manager... but I guess I'm not enforcing better behavior

I also had most of my complaints from other tenants about young adults being loud and noisy.With section 8 they are monitored by the city, so they have to be on their best behavior or they lose their voucher.

Friday was very interesting - in that the jobs report (which has been a huge driver of movement on mortgage rates in 2022 - more new jobs = higher rates as means Fed more likely to raise rates, and vise versa) came in better than expected BUT yields and rates DROPPED a lot - pretty much the opposite behavior of the last year and what everyone expected.

Keep discussions on the market and the unit, or behaviors (does one pay sooner or more consistently, stayed longer), not on the specific circumstances of the tenants.Whenever we have an opening we bump rent to market, so newer tenants are often paying more than older tenants.
