I have a tenant that is willing to pay for significant upgrades that will greatly enhance my property value. 

Ultimately I may get into that but right now I think APT complexes are my thing for larger equity growth / cash flow.

This is not something I would ever recommend until you are on the ladder and have made some money and are comfortable if the decision does not go in your favor but I believe this is the next step in an investors career path to grow and enhance your portfolio.Are others venturing outside their comfort zone and if so what has been a success for you and why and when did you decide to venture away?

dentites are well known for being lousy investors...Steve as long as they are not Anti Dentites  although frankly most of the medical dental professionals I deal are pretty darn sharp.. although there was in the day when Doctors got ragged on pretty hard as private pilots.. forgetting to put the gear down seemed to be a favorite.. but In my airplane community there are many doctors and dentist and they totally dispel the myth .. which this is all a big myth.

I scored a super nice 9-drawer mahogany dresser for $45 (new would probably be ~$2000, used maybe $500); Cherry/mahogany isn't really my thing, but it was a nice finish in great condition so I left as-is.I live near the beach, so it's very easy for me to rent out my rooms.
