I hate to sound bias as an agent but the fact of the matter is turnkey takes a lot off your plate but there is also a lot out of your control.

I am biased because I am a buy and hold investor and haven't done a flip but lets look at the numbers with two rules used on this website: 70% for flips, 50% rule for buy and hold.70%FlipARV-145,000 x 0.70 = 101,500Subtract repairs- 101,500 - 44,000 = 57,500 which is max offer57,500 - 49,000 = 8500 So that is the buffer between what the 70% rule says you will make a profit.

@Roman Rytov I would recommend Citiside Properties, I am a bit biased as my company has a maintenance contract with them but they really do provide a great service and really focus on getting their owners the best return possible.

Craigslist of course, with more scammers on there.Rental policy, yes, have one in place so that everyone meets strict non-biased criteria as to your choosing, though be sure it's ran by an attorney so you do not violate any Fair Housing laws within those criteria you set.Market rent, go to Rent O Meter and check out the area listed properties.
