Take a look into a home warranty next time to edge against failing appliances (or hope they break.)I've had a furnace, multiple bathroom fans, microwaves, garbage disposals and other pieces of appliance replaced for practically nothing.

But still at $40K year in CFBT on a $100K down, I'd do those all day.Your insurance at $383/month or $1000/unit/year is really high and you don't have any utilities/garbage and turnover shown.

Spend some time on your assumptions and include how much you expect both rent and costs to grow.Factor in Rent, P&I, Taxes, Insurance, Vacancy, Garbage pick-up, Landscaping, Repairs, Tenant turnover costs, Cap ex, etc.
