I could be close, or way off I supposed but if he is not cash hungry seems like a good deal for them.I just asked if he would be interested without expressing anything regarding terms, in the hope to hear the owners expectations, if he is even interested, to see if we would even be in a similar range.Any thoughts or help on this?

If he is not ethical, after he figures out how to do the business on my dime, he can take the business (including the contents of the web site, lists of lawyers who've expressed interest, etc.) with him and sell it to a new would be competitor (it's as simple as making the would be competitor's phone ring).

So, I've been looking to buy around that area, and I've been lucky enough to have a guy who has expressed a lot of interest in selling a good amount of units at the same intersection as the new coffee shop.There are so many variables that can play into appreciation and land use that if you do your work, you might find that next year, the city plans on expanding that road and will pay a good premium for your land.On the other hand, unfortunately, there are always times when land use around you can bring down your property values.

I suspect that as long as they're functioning you wouldn't have much of a case in court however if you have a good relationship with your landlord you could probably send out a friendly communication expressing your concerns.
