In my area each lead is only about $25 and even if only 1 in 10 pan out its a great return.  

Make sure you maximize your view when marketing...a few bucks for a professional photographer to come in, especially at the right time (early sunset, the less attractive view of dirt/etc will be darker and overshadowed by the sun going down on the Pacific) will go a LONG way.

Sadly Renters have no concept how expensive homeownership is or how numbers truly pan out .

He installed the unit with a couple of his crew members around July/August and there have been issues such as the heating unit dripping into the drip pan and overflowing causing a 4x8 whole in one of the finished bedrooms, a drip line placed above our electrical box, an electrician coming out to redo the wiring to the units because it was done incorrectly, and now that it’s cold we haven’t been able to get the heater to work.

So that will be interesting to see how it pans out.The cash flow potential from STR's in certain areas makes it's undoubtably an attractive option for many investors (myself included).  

Therefore, when I replace one, I place it inside one of those large drip pans.

Others will not cover properties with certain brands of electrical panels like Zinsco or Federal Pacific.

Since the shower is existing and not brand new they will want to re-do the shower pan to make sure it wont leak.

A cool map that could pan around with darker colors for lower cap rates would be interesting.
