I believe some states hold landlord responsible even for first offense of dog aggression and other states only if previous sign of aggression, so if you don’t know, research it because that should impact your decision.

New terms pop up such as debt coverage ratio, global debt coverage, net worth, pfs or personal financial statement, stabilized, economic occupancy, etc. 

You run the risk of this tenant going to an attorney, the attorney pointing out RTLO infractions by you as the Landlord, and ending up in court defending and not on the offense.  

Any system with that many variables could be upended by the flap of a butterflies wings.All that being said long term trends like global warming (please don't start a debate) can be seen clearly by measuring consistent changes.

It's easy to get emotional or take personal offense when a guest does something that violates your agreement, damages furniture, acts rude, etc.

this issue is not just our (landlord) issue but it's a complete economic and global issue. 

@Gino Barbaro my local economy has not been hit by oil and gas, but the company I work for globally was hit bad.

Personally I feel that we are due for a correction due to the overall global economy.

On the other hand they are 5-7 streets away from the flood inundation point, and with global warming on the rise I am afraid this will make resale value low should they get affected by floods in the future.Have you ever considered floods or other natural disasters in your analysis?

As much as this will be hard to hear, and please don't take offense, but the first problem you have is money.
