That said, if you already have new white appliances, stick with that.for countertops I would go with Formica unless the area demands granite. the cost difference here will generally not warrant the cost increase. $500 for Formica vs $1500 for granite

Managing a PM does require experience in being a owner landlord and I believe necessary experience when the number of properties warrants a PM.Personally I have learned that managing a few properties is far easier and more rewarding than managing a PM.Being a investor in income properties may be classified as a passive investment, not really, but being a landlord is defiantly not.

@Dan Bosak We looked into something similar to what you're proposing - our idea was to hire a local medical answering service (the kind that can decide if the nurse's after-hours phone call warranted a page to the doctor on call).

We have also been told that a lot of other Kansas City Metro cities are going to implement too.I too, though, pick your own inspector and slip them an extra $100.However no one needs to read or review - because you I think you have to fix every thing and then probably have it reinspected to prove you made the repairs.Not sure if this proposed regulation would violate our the tenants right to interior searches with out their consent or a search warrant.

If she does not pay in 5 days you can file a Warrant of Restitution which will allow you to evict her with the help of a moving crew and the sheriff.Very easy process - Maryland is not at all friendly to tenants who have unpaid rent.
