As it is you open yourself up to discrimination lawsuits if you have a willy nilly policy (ie dont have one) ETA in my area the local housing/tenant orgs like to call and ask questions /set up tours and try to see how LLs respond to questions like this to see if the LL is following local laws.... - so i assume this happens in other area too...

These types of owners may be more receptive to doing an off-market transaction since they won't need to worry about spending CapEx dollars, disturbing tenants with multiple tours, etc.

Also, set weekly goals for leading indicator actions like: # of emails sent to sponsors, # of zoom calls booked with sponsors, # of deals evaluated, # of property tours, etc.

I budget for their replacement when I write my offer (we look for them when we tour properties, I don’t wait for an inspector to tell me they are there so this doesn’t come up later in the transaction).

I know a lot of agents will hunt for people out of state for single family homes and multi-family as well, but my model(or what I'm aiming for) is a little more involved and not quite just bird-dogging.The business model is really two-fold:What I'm aiming for is similar to your suggestion and being a bit more of a 'one stop shop' without being an actual property manager - boots on the ground being that I can help with acquisitions or market for off-market opportunities, but also do things like tour subject properties and neighboring comparable properties, get comps, give capex reports and preliminary due diligence.
