Sometimes businesses grow too fast, partner with the wrong people or suffer from bad management decisions.

I too am new to Bigger Pockets and the world of investing so take it for for what it's worth, but my understanding of CA is that it is not a very Landlord friendly state and should you get involved with the wrong tenant, you could have tenancy at sufference for up to a year. 

We are in a different world if you are suffering that tax rate now, and expect to in the future!

Even if a tenant chooses to pay on the 3rd, they will have to suffer the consequence of a late fee.

By just changing the locks and locking out the tenant, without giving the tenant the opportunity to cure the violation, the landlord opens herself up to being successfully sued for any monetary loss suffered by the tenant as a result of the lockout, which could be the amount of revenue lost during the remaking 2+ years of the lease.
