So it really depends less on the debt percent and more on how the debt is paid off and what the rest of your money is doing for you. 99% of these 27+ pages have been focused around proving/disproving the returns of using a strategy of pulling a HELOC and using it to make large chunk payments to the mortgage.I have been somewhat alone on an island trying to spark a discussion revolving around replacing your mortgage with a LOC (of the same amount and same percentage) and routing all your income/expenses out of it.

they are disability assistance animals that are differentiated from pets by having been prescribed/recommended by a licensed healthcare professional (ie, physician or pscychologist/therapist).enter pet therapists. they might prescribe a pet (or petS) for xyz reasons. but the moment the pet is prescribed/recommended it seems a pet obtained or used for that purpose transforms into a support animal, and is protected under provisions of the ADA.with service and support animals, proof of need is required (especially in NO PET policy units/buildings) in order to document that we are not discriminating against any other tenant(s) that may want to have an animal as a pet (as opposed to as a service or suport animal).enter the likelihood that we will likely be given a prescription or recommendation letter that at bare minimum will indicate the tenant has some sort of disability, plus may or may not share what physical, health and/or psychological condition(s) the animal was indicated for, or in the case of more than one support animal, which symptom each pet assists with.a predicament?

But, I'm going to disagree about the fact that landlords shouldn't be allowed to try to rent to people they believe will their business easier and smoother to run.Not being able to communicate with your tenants poses safety risks in some situations (for example, I had a tenant call me a couple weeks ago to tell me that the powerline in the back yard was sparking -- that isn't something I would have wanted them to wait until they had an interpreter for), it makes it more difficult to keep the business profitable (for example, if a lease allows for showings and the landlord can't schedule those showings efficiently) and can make it much more difficult and expensive for a landlord to enforce rights should the tenants not uphold their responsibilities (I assume the eviction process would be more complicated and costly, especially if the tenants are afforded extra rights through the judicial system).My issue here has nothing to do with the tenant, the tenant's heritage or ethnicity or anything else related to the tenant's background.

They aren't about to pay repairs.As I said, nice idea but never under estimate how daft a tenant can be.The tenant described the flashes of sparks across the kitchen if they get it just wrong.

The first clue was when I plugged in a light and the sparks flew out of the socket (positive and neutral were wired wrong on every outlet in the house).
