Tom J. Morris Invest and Clayton Morris Review
30 August 2019 | 309 replies
I am not an attorney of course.. but I see this as a Civil Rico act complaint since there are so many different people in multiple jurisdictions.. then the regulators if they ever care to can move it to a criminal Rico.. or just garden variety wire fraud which is where most of these companies that defraud the public ( which according to all these BP posts if they are accurate and I have no reason to think they are not are correct) I kind of see Class action as more of a product liability vehicle.. but again I don't know just what I have seen personally in the business world.

Potential applicants , assuming they are serious, withhold nothing.PS: A potential bad tenant will infill your interview questions with additional useless information to distract you and redirect the interview, they are often sickeningly sweet, offer to do work for free, rave about how great they think the place is, brag about there gardening abilities etc.

Eric Reichelt Break even cash flow, why or why not?
23 October 2013 | 19 replies
[I have had a roof leak (insurance covered, but still need to pay deductible), AC stolen (insurance covered but still need to pay deductible), tree fall onto my tenants car (turns out to be an "Act of God" but still paid the gardener to cut down the tree), and a tenant trash my place during an eviction.]If I didn't have a positive cashflow on my properties and used it to build a healthy cushion, these situations would have been more stressful. It's also important to look at what are you including in your expenses to calculate the cashflow.
