My current credit score average 680, and I have a $15,000 judgement on my report.

The judge has already granted you a judgement and more importantly possession of the property. 

 #4 with my inherited tenant turned out to be a bad deal for me, had to file for eviction, got a judgement on friday for possession.  

So just for my own amusement i called the landlord that filed the judgement, and within the first 5 minutes of the conversation he dropped, "are you looking to buy some more rentals?!

We don't go after judgements.  

A land trust is a pass through entity, it does not file a tax return, it just keeps your name off title so an asset search wouldn't pull anything up and if someone got a judgement against you personally, the judgement would not automatically lien your houses held in trust.As far as the transfer questions, this is more a sub2 lesson, but it works the same for transferring to your LLC. 

@Matthew Paul I understand if its ground zero by all means she should stay home and I'm not familiar with the city so use your best judgement but i just hope everyone who works at the hospital doesn't decide to stay home because than anyone who needs the hospital would be in a a lot of trouble but use your best judgement and im only so interested in the whole topic because baltimore has always been an interest to me... i drove through many times going down south and stopped for lunch a few times...Also i would consider some of the leaders of the groups of looters (if there organizing lookouts and conspiring these "strategic looting and scattering throughout the city") terrorist.... its a harsh word but really thats what they are by some standards taking advantage and using fear or terror to there advantage..... and WTF are they looting from a CVS??

They also advised that if the judgement has not been made it is more risky to rent to someone who is still in the process.

If you serve them personally, then you get the money judgement as well as possession if you win.

Having a judgement and getting paid are completely different issues.
