@Ned Carey There aren't really any good comps in the area for a house this size and the rentals I do are high quality (granite, new cabinets, tiled bathrooms, hardwoods, modern finishes etc.)

Here’s the month one progress: So far upstairs hardwood has been refinished, master closet has been gutted, plumbing has all been replaced, loft space is closed in, upstairs windows have been replaced, popcorn ceilings have been scraped, drywall upstairs has all been taped, finished skim coating the walls upstairs, and yard has been cleaned up.

Flooring isn't an issue because it's 80% hardwood, The grout in the kitchen and baths could use a scrub though.
