Anyone have a rough idea what the cost per unit is for owner-paid water/sewer/garbage in Sacramento?

Garbage Management: Ensure that garbage bins are sealed and that garbage is removed regularly.

I had a brand new garbage disposal installed in my rental property 2-3 years ago. 

In general home warranties are a waste of $$....pay $400-800/year, plus each service call of $50-75 and often the bigger items only get partially covered, so you still pay a decent % of those no matter what.The contractors they work with are often garbage and do crap work to just band-aid the issue, only to get another call and another $50 service feeYes, occasionally you will hit the home run with an HVAC etc, but in most cases, the insurance company is making WAY more $$ than they are shelling out....that's what they do.

I thought I would share it with all here to document my path and to inspire others to follow a similar path and stay away from late night guru garbage, touting something for nothing, instant gratification, diseased mind thinking.  

But the funny thing is that I still have the injunction which means the city cannot collect any more funds for registration until this case is completely resolved which is most likely a year.Secondly, we are about a month away from filing the same class action case against Scranton for its excessive garbage fees.

Lots of overpriced garbage out there so we go for more quality than quantity.Rent comps go on CREXI or Compstack.

I don't hook up icemakers, I take out garbage disposals, and if a sink doesn't have an overflow it doesn't have a pop-up stopper either.

Or start a business if your are exceptional at business.QRPs or qualified retirement plans (Solo 401ks, checkbook IRAs, etc) are the answer to that person with a bunch of money in their existing 401K or IRA.It's pretty typical that someone listens to the Simple Passive Cashflow podcast, signs up for the investor club, and books a free intro call has 200k-600k locked up in garbage retail investments AKA 401K.Stop whatever you do don't roll over an old employers 401K into your current employers 401K.

You must maintain your apartment in a clean and sanitary condition including prompt removal of trash and garbage and placing it in a collection point container.
