However, some lenders are going to have strict requirements & guidelines while others can be more forgiving & accommodating .... particularly if you're wanting to buy a fixer upper and use a combination of the pulled equity along with a small renovation  loan.

Our lease has a clause limiting the duration of guest stays in any year and spells out the additional rent for staying beyond that limit.However, if the tenant had a new child and their parents were coming to help with the transition, I would be reasonably accommodating.  6 months might push my desire to be accommodating, but for a good tenant I would let it slide.If I found out as late in the guest stay as you have, I would discuss the need for better communication and call it an opportunity to educate the tenant on my expectations.Good luck

Their daily rental rate was $220 when it is $150-200 for this type of property.Met with Tom from Airdna once pricing out some enterprise options and he told me the Rentalizer tab takes the 10-15 or so similar properties (beds and number it accommodates you enter) and mushes 'em all together.

I'm hearing you say - and correct me where I'm wrong - that even when you a) filter for how many bedrooms and b) how many guests you accommodate, what's left in your data are the couple of properties in your area with those details, but the spread of properties in your area is so different that it makes the data shown not very useful?

I’m wondering if it would be better to bring in a 3rd parter for the extra size and people a bigger cabin would accommodate although it means less of a share of the profits.
