Personally I use physical cash almost exclusively because that keeps me connected to what I am spending and makes me remember where it came from and what it took to accumulate it.

As I accumulate more properties, I hope to either 1) learn by doing and systematize the process -- I'm a software engineer by trade so systematizing things seems right up my alley; or 2) hire a property manager once I get to scale, at which point it makes a lot more sense to do.As far as rent prices go -- I plan to advertise with rent rates on the higher end of the market price and alter them as time goes on if necessary (if I get no good takers, I can reduce prices and see how that changes things).

Transferring it to a 0% credit card can help, but only if he's stopped accumulating debt. 

Hi @Simon Obas, yeah you'l need to accumulate equity ($) or force appreciation in your current home.

Best case scenario, they cause more wear and tear on the property with each step they take, each pee dribble on the carpet, and the dirt they track in that accumulates to a stain.
