@Attila Bertalan  if this is plain and vanilla SFR type deals in CA.. a lawyer may not be necessary.. a good title company can help you and a good RE broker.. its pretty rare to include a RE attorney in a SFR type transaction.

But understanding the implications of taking on mountains of debt, and acknowledging that plain simple fact that this is exactly what mortgages are (mountains of debt), needs to be a part of the plan.This flies in the face of traditional/prevailing BP wisdom about always being hedged to the max, and that's OK.

That's a bond, plain and simple.

Note that if your *intention* is to sell to someone else and have no reasonable chance of buying the property you're a broker; plain and simple.

The first thing I will ask him if the deals he can show me are off market.Specifically, even though it is obvious, is there any other reason it needs to be off market other than the deal is in plain site?
