The borrower is over a year behind and was given a streamline opportunity he says that would of given him a chance to save his property if he would of paid a higher mortgage payment for several months but he didn't make the payment by the date they suggested.

The full FHA 203K (not the streamline 203K) allows for some pretty extensive repairs.

I'm just trying to figure a way to streamline expenses some.Thoughts?

#2-6 is owning a business, your going to have some level of stress depending your ability to streamline the operation, if your up to that task, the stress is all the same. #3-#5 are the same, in one  scenario the tenant calls you and you deal with it, in the other the tenant calls the manager, then the manage calls you if needed if it's over your  maintenance limit. #2, notes is the same as LL, just no repairs, however you have the collection process.

Right now I'm managing about 85 units and am trying to get more of a "company policy" in place so that I can streamline my business. 

It just means you have clearly defined policies in writing that you use and apply to all of your rentals, making the decision-making far more efficient and streamlined.

Does anyone have any words of wisdom or recommendations for locations, properties management companies, approaches on how too streamline the thought process  (I'm all over the place), tools/websites to use for neighborhood analysis etc.Thank you for your time and advice!

Hey Joshua, I’ve done a full and a streamlined 203k.

Anything that helps cut costs, raise revenue, or streamlines being a landlord is knowledge I greatly appreciate no matter how small or big the idea may be =D Thank you in advance for sharing your insight, and personal experiences!
