Correct me if I am wrong Brenda but your question is more of a does insanely great deals like that really happen or was there a reason for the huge discount, say a mass murder or something.I can't say on Cali. tax laws, but what I do know is yes there is "deal of a lifetime" deals out there, and they can happen a lot more often then once in a life time if you put in the work.

Right now, pricing out, say a 25% down on SFR investment properties DSCR are giving me somewhere in the high 7's to high 8's. theoretically, borrowing the money directly on the property you intend to buy COULD be a lower rate of interest. but you'd have to shell up some cash to put down, so there's your trade-off. there's no one size fits all, but i suppose it might make sense to pay a little more in interest in order to forego the skin-in-the game.... but i would encourage you to also review the risk of collateralizing your primary residence for the purpose of buying an investment property.

Let's also say a Chase savings account pays you 4.5% compounded annually, that $5k loan is $460 over a two-year rental, and then you multiply that by 50 or 100 doors.There might be good reasons to hold it a little while like to settle expenses, although with technology-powered platforms savvy PMs could probably often pay the same day as the funds are cleared.

I would say a 7(a) loan is more appropriate if it is less than $5 million.
