We are able to connect it to Quickbooks but I was looking for a platform that did in depth custom reporting which this one does not.

You'll need a couple locations to determine if that really is the depth of your footing - it might not be even around the perimeter.

If so, perhaps either having a more in-depth conversation about what you're looking for is in order, or perhaps finding another realtor who will really be your eyes.

But my counter point to this is investors dont buy these properties to just let them go to pot.. they buy them not understanding how the areas truely are the depth of the vandalism and crime.. and after getting their stuff stolen a few times or their house destroyed they give up.. who can blame them. 

Without doing an in-depth analysis it looks like you aren't getting a lot of return and that you will pay a nice chunk of taxes when you finally do realize that return and sell.
