Any decent company will have their own contracts that they will only slightly alter for a client.Otherwise, if they are willing to use your contract, what kind of expertise does this company really have?

There shouldn't be any surprises here, so figure out the cost and factor it in.Basically, my thought is you should ask for safety items or things that may be big unknowns which could translate to big $$.

In my experience, slightly higher HOA fees can be worthwhile if they translate into a better guest experience - many travelers expect the full "resort" experience (clubhouse, pool, lazy river, water slide, etc...).

If it was a good decision a month ago, it's a good decision today and you haven't described anything that alters the material facts.

I would just say that due to the legal and regulatory structure of New York - which is very anti-landlord and makes foreclosure extremely difficult and costly - lenders are generally going to have to pass that risk/cost off to borrowers which can translate into higher rates, higher fees and/or less options.
