In my experience, slightly higher HOA fees can be worthwhile if they translate into a better guest experience - many travelers expect the full "resort" experience (clubhouse, pool, lazy river, water slide, etc...).

I would just say that due to the legal and regulatory structure of New York - which is very anti-landlord and makes foreclosure extremely difficult and costly - lenders are generally going to have to pass that risk/cost off to borrowers which can translate into higher rates, higher fees and/or less options.
