However, it is more difficult to get rid of the tenant if they aren't what you expect.We did give 1 tenant a month to month as a trial basis because they were moving to the area and looking for jobs, if they didn't find them, they would likely move on.Another good tenant wanted month to month at the end of a lease and because they are just not heard of around here, we upcharged just a tiny bit and encouraged them to sign a new 1 year lease with us to drop that fee.

We are looking at a rundown MHP in the area to potentially flip into a tiny home community and looking for boots on the ground support to do a preliminary walk through of the property and surrounding area for us.

The upstairs is tiny so we furnished it.

And even then, if you've only bought a townhome on a tiny parcel of land, what have you accomplished?

New construction is definitely a long game, with narrow margins, consider what rents may look like especially in a tiny community, they may not support even 1%  But if you have a Pile of cash to park it may not be a bad way to go. 

So far I have not had this happen where people have sent tiny amounts to me but I’m sure at some point it will.

The property includes 22 storage units, five tiny houses and 10 RV lots on a local waterway. 

They are looking for a larger single family home in a great community.What are some great areas that are not totally overpriced for crappy, tiny houses?

Hard money is NOT going to accept that risk they will want 40%-50% down minimum with your 100% financing plan because it cannot cash flow and if the value drops a tiny bit there is nothing there.
