You seem to be on a similar path as I was and the experience from working for a large general contractor is priceless (I worked for a very large GC in Boston and now a developer)For cash flow buy and hold DC area is too expensive - but long term it has its advantages due to appreciation.

I've had termites, sweating slabs with no plumbing leaks, broken drain pipes, missing HVAC units, copper stolen from under vacant property, properties red tagged by the county, accelerated mortgages because of due on sale clauses, pets that did 35K of damage, and so many other things.
