Larger jobs (such as two bouts of termites) they'd notify me with a "no hurry" and I'd arrange the work. 

They are selling apartment buildings for low cap rates which have had huge equity gains but they are tired of the tenants,toilets, and termites.

In fact, I even had one under contract, but unfortunately had to back out due to extensive termite damage.

The siding is asbestos siding (they painted or "sealed" it), there is moisture and some water damage in the crawl space, and an old termite infestation.

You seem to be on a similar path as I was and the experience from working for a large general contractor is priceless (I worked for a very large GC in Boston and now a developer)For cash flow buy and hold DC area is too expensive - but long term it has its advantages due to appreciation.

Section I items are items that have existing damage due to wood destroying pests and organisms (termites, fungus, dry rot, etc).

That being said, I did let a buyer go over into the following week because the termite guy couldn't get there that week.

I've had termites, sweating slabs with no plumbing leaks, broken drain pipes, missing HVAC units, copper stolen from under vacant property, properties red tagged by the county, accelerated mortgages because of due on sale clauses, pets that did 35K of damage, and so many other things. 

If you plan to hold long term, it's all market dependent.
