If the tenant is blowing off only some steam and you have the ability to communicate with the tenant to defuse him then use diplomacy to build a better relationship.What I am trying to say is; when the treats are only the result of tenants blowing off some steam and the threats don't apply to any situation where you are actually violating real estate laws, then take their threat with a grain of salt, send the tenants a letter stating that if they have any issues that violate any laws or rights then the tell the tenants you are willing to address any valid situation they claim.I evicted many tenants for looking at me cross-eyed (so-to-speak) at me and there was a few times I evicted tenants I shot myself in the foot because it took me 6 months to find a new tenant and I lost about $8,000.

The appraiser will likely already need to be on a panel of approved vendors with the new lender or the new lender will need to already be using the AMC that was involved.I have never worked with Lima One so take this with a grain of salt as I really don't know how they operate.However, I have originated over 400 commercial loans like the ones they offer and I can say that without exception, I as the broker had access to the appraisal as soon as it was received or within 24 hours or so (if collateral desk is first to see it and there are obvious revisions needed).

Ideally the agent you choose would have at least some working knowledge of the type of investing you are interested in, and if they're worth their salt they'll even have off market relationships with various wholesalers to help find you the perfect deal.
