I've called all the banner sign guys, Craiglist posters, and BP wholesalers to get my hands on a wholesale deal - they've got nothing or they've overpaid themselves...  

They work fine overall, problems with float and motor burn out can occur,  but rarely.

I'm also doing more normal rehab things like granite counters, refinishing the cabinets (they're solid wood and in good condition) and updating the hardware, installing floating vinyl faux wood planks, updating all light and water fixtures, replacing the appliances with black stainless steel ones (I don't like the look of regular stainless) and, of course, painting.

I definitely put Future Economics as a big part of your ability to be successful.Consider Future Economics as if it were a Tide and you are on a boat on the tide.As long as your Boat doesn't have a hole in it, if the Tide comes in (meaning the economics are good), your boat will float up!

Plus that's about $100k that's not floating around in the market somehow competing with me for deals.

If that's a banner you want to wave, then I'd encourage you to wave it and not think to much about what you're potential clients will expect you to drive or any other factor.I drive a "non-ideal" vehicle up to my brokerage every day and park it next to a lot of luxury SUVs (because many of those agents have figured that if they drive a top-tier SUV they'll look the part that their client expects them to look and then they'll have more business). 

It is a floating floor....Allure is the brand I believe.

The logic being that smaller units and shared amenities equals less expensive rent (not always the reality).Other practical ways to cut costs is for cities to cut parking requirements (Portland eliminated minimums near transit if affordable units are included, California is also floating this idea).
