Curt,I know landlords here who have pulled a/c fuses or even actually removed the front door to 'encourage' tenants to leave.But in this state constructive eviction is mighty illegal.As for 'best practices' in getting tenants to leave, IMO it's as much art as science.

Your conversion and new build quotes seem spot on, don't anticipate trying to refi construction cost back out because as the other poster said the ADU appraisals are far from a science for the moment.
