The seasonality issue is a big one too and i hadn't put that much weight on this. 

Jump in if paying off debt is a huge weight on your shoulders.

So far adults don't have any issue sleeping in them either.If you get some, make sure they are rated for the weight for adults.

I am struggling weighting between handling repairs on my own (stressfully understanding the issues and arranging contractors...) as they happen vs buying a home warranty (paying premium and service call fee).

The entire building's water/sewer, gas or electric bill less any common area or goodwill deductions is billed back to each apartment based on occupant count, square footage or a weighted average of the two.

So, a good contractor is worth his/her weight in gold. 

While there's already a stable tenant in there now I know that can change quickly so definitely puting some weight on that point.

A good PM is worth their weight in gold, but with a good team it is easier than you think to Self manage.
