To demonstrate you are being fair, you might have to do the same with all other tenants (like give similar notice and rent increase) - not really sure about how that would be judged.

So lets say San Diego would have had 0.6% ratio when the RE was $80K and has 0.5% ratio today.Applying San Diego numbers to Fresno values (just to demonstrate and not trying to be real accurate on the exact values depicted): $80K * 0.6 = $480/month rent versus $300K * 0.5 = $1,500 rent.

I’ve also had much better success limiting damages by having units spotlessly cleaned and having a walk through with tenants that includes demonstrating proper use of shower curtains, windows and most importantly, undersink plumbing checks with a when to call and report a problem.
