I feel like the stress level of owning a 3 unit out of state is totally not worth it to have a crash pad unless you already have a network of contractors, etc. 

I did pad the numbers with higher than likley expenses because some of the utilities were paid by owner and I wanted to look at a tough month rather than the best month when evaluating.
