The rent control tenants abuse the system and try to pass-on the apartment to family for generations. 

One of the major driving factors in my motivation for real estate investing and development was my grandfather, an architect and developer who had built a substantial commercial real estate portfolio in Seattle in the 80's and 90's coming from a tough, poor upbringing and an abusive alcoholic father that was quite an accomplishment. 

But, my service will withstand a lot more abuse than my neighbors.

Keep in mind this is the same message that you will see when someone is using a CPN instead of their SSN.When someone has abused their own credit and is not interested in fixing it they will acquire a CPN ( credit privacy number )Calling it a CPN is kind of silly since the vast majority of them are criminals finding unissued SSN's and using them as their own.To give a very brief and simple explanation of how this works:Loser with fried SSN and ****** credit history decides they want a CPN so they can use that on applications and credit related things instead of their own ruined legit SSN.They contact any of the thousand "CPN credit repair" companies who issue them a CPN for a fee.

As a Taxpayer, I am offended by the abuse these programs encourage.

I was told by a flooring professional that the glue-down kind is best for rentals because it can take more abuse from tenants.

Secondly, and more important for this response, it’s a way of making sure my family has steady income even if I get hit by a bus tomorrow.

Pair that w/ drug & alcohol abuse....well, I don't need to say much more.On top of that, you're dealing w/ code/permits, city policies, material delays/shortages, labor shortages, change orders, the weather, ect.   

This is their protection if you get hit by a bus and can't fulfill your agreement.

Abuse of After Hour CallsYou will find many tenants will call at all hours with crazy requests, even when they are drunk/high/etc.Our lease contains a "Crying Wolf" provision that charges them for calls like this.
