@Loren Thomas if it is privately held you may run into issues with the privacy policy of the company.

While both methods limit your liability, the land trust will provide greater privacy than an LLC.

If it's privacy you're after, you'll want to form the LLC and purchase the properties through them outright, otherwise there would be a paper trail if you were to purchase the property under your own name and then transfer it to the LLC (i.e. where I invest, the auditor website shows transfer history).

Typically if a home has more bathrooms it will increase the rent because it allows for more privacy when taking your *****.

And since you live next door, if there are times you'd like the space for visitors or vacant for some privacy, you have control over that.My guests are people here for hospital rotations, grad school, relocating, etc and I've become friends with several of them.  

We're in a pretty remote area near the river, so figured that would help, but people seem to really appreciate their privacy down here too and I don't want to mess with that.

It's not only more ethical but usually more practicle to honor the wishes and expectations of a seller, thier privacy as well as thier desires to be represented.

The only actionable "yes" had to do with some privacy protections.The lawyers always get paid! 

The LLC may give you more privacy and separate you from the property but you still have liability issues, it is not full proof.  

Don't say privacy because if you are buying & selling there has to be some compromise there.Thanks...Bill
