If it's privacy you're after, you'll want to form the LLC and purchase the properties through them outright, otherwise there would be a paper trail if you were to purchase the property under your own name and then transfer it to the LLC (i.e. where I invest, the auditor website shows transfer history).

And since you live next door, if there are times you'd like the space for visitors or vacant for some privacy, you have control over that.My guests are people here for hospital rotations, grad school, relocating, etc and I've become friends with several of them.

It's not only more ethical but usually more practicle to honor the wishes and expectations of a seller, thier privacy as well as thier desires to be represented.

The LLC may give you more privacy and separate you from the property but you still have liability issues, it is not full proof.
