I believe the course ultimately sped up my understanding while also provided more up to date information ( a lot of older books are a little outdated on the financing end).

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).

Ask them to verify the move in and move out date, the rent amount, the address (make sure you ask all these questions on the application so you have it handy).

If it were me I'd probably offer to put him on a month to month agreement and he can give proper notice when he decides his move out date, or you can sign a new lease in say 3-4 months.

I have done the early terminations at 2 months, and I let them walk away from maintaining the utilities after their move-out date.

The situation apparently isn't as cut & dried as I was led to believe initially and there's a good chance my friend will follow up with a lawyer.As of today, the landlord did provide a refund of approximately 75% of the security deposit, but it didn't arrive until 22 days after the move-out date.
