I did make an observation that finding properties with a 10% cap rate is hard, since most of the places I've been looking have had cap rates around 5%, but that's not the same thing as saying I'm going to make a low offer.Thank you for your advise on asking for better records of annual expenses.

I've observed that a degree is useful in either one of two ways: Either you get a specific technical degree (engineering, accounting, something like that where you have to have the skills/knowledge to do the work), or you get a job that just requires the "College Degree?"

If you do have a problem and have the tank pumped the technician can tell if the tenants have abused the system by observing what is in the tank.
