I also am coming in to fix and sell a rental and need some contractors to:fix one side of a fencereplace a few engineered hardwood pieces  (I have the pieces)paint the interiorremove, stain and replace some shutters (decorative, not active)restore the outside door handles on the front doorAnyone you've used who you like?

The wall mounted heater vent covers have been taken off the heaters (I’m guessing ripped off from the dog), stained carpet in both rooms. the bedroom door was locked so the tenent broke the door frame, they tried to fix it but did a horrible job. 

Any repair just to the small, affected area would have been noticeable and worse than the small stain. 

This house requires a few weekends of elbow grease with some minor updating in the bathrooms, carpet, paint, stain the cabinetry a lighter color, but I think It was updated before it sold for $125,000 in 2008.

Sometimes a stubborn seller isn't really ready to let go right now---no matter WHAT they say.

There is hard wood under the current carpet and it would be cheaper to sand and stain than install new flooring but I worry about the durability aspect when we rent it out.

When you re-finish the stairs, just have your guy stain it the same as the down stairs flooring.

With that said, would I be stubborn if I held the notion that I want rentals in my area for 120-150 k.

@James WiseNo, just a stain on the sublime artistry and good name of autotuned gangster hip-hop.

Personally we found it easiest to buy like 2 dozens sets of all the same color towels and maybe 8 sets of the same color sheets so when one wash cloth got ruined or one flat sheet got stained we could immediately just bring in a new one and the problem was solved.
