Here's how it works:1 - Establish the actual price of the property...say $100k2 - Agree upon what credits are to be given (if you could do this)...say, $1000/year from the rent and the Option Consideration...say a total of $6k.3 - Write the Option agreement to show the actual Purchase Price to be the agreed upon price (#1) minus the credits (#2)...which would be $94k.

The tool will only let you look over a 2 week period but in my opinion, if you have an area that has say, a high number of violent crimes, it might be an area of concern.

@Jonathan Satizabal, Are you able to get a zoning certificate prior to converting, let's say a basement into an additional unit or do you have to do that renovation prior to applying for the zoning certificate?

Retail store can be fairly straight forward, but since you are into commercial property, versus say a 4 family apartment, your permitting will be much more challenging if you want to make any changes, particularly to the retail area.

If you buy a fixer you can force equity right away giving you an out if you do need to sell.The problem you can get into by speculating is if you buy say a turn key now, then relocate when the market dips, now rent doesn't cover mortgage and you need to sell fast.
