Also...at what point do people find it worth while to get out of the solo game and decide it is actually a good thing to get a partner, or seek investment capital from accredited investors...whatever that entails....vs the traditional going to the bank and asking permission each time?

After meeting a lot of great people last night at the event, I was able to take a new investor from out of state (don't want to share the name without permission) with me to one of my projects that is currently being rehabbed and also to experience getting a repair bid from a contractor on a property that I just got under contract yesterday.

I obviously have no idea what your situation is, but in California it's often a violation of most leases to sublet without an owner's permission - and violating a lease agreement in that way can earn you an eviction notice pretty quickly, which could bring your creative housing endeavors to a screeching halt - and that's why we're all here on BP, to help each other avoid screeching halts.I think you should check your lease and ask your landlord/management for permission to sublet, and I think you should do so in writing.

This is absolutely possible, but it is possible even without tokenization. id have to believe that operators can permission who can and who can’t purchase their tokens through smart contracts.
