(I didn't use a normal escrow in those days) I learned to always use title and escrow and lawyers and disclosures and move out dates and to record and to split the seller's payment in two, first half immediately so they have money to move out, the rest when they actually move, etc.

It's a bit of an outdated rule.

In an area with low appreciation but a large inventory of old outdated homes, you might be able to rehab and sell or rent. 

Even the hotel brands that are perceived to be nicer by virtue of their name and that seem really nice when you walk often have very outdated rooms.

Bathroom are old and outdated. 

I think my work computer is just to old and outdated to do it.

The ceiling is cracking and not to mention the cabinets and floors are all outdated.

Your CapEx and Maintenance percentage seems a little high to me, but if the subject property you are looking at is very old and/or outdated and if you are not planning on doing any of the maintenance yourself then those might be realistic.  

Think outside the box because a lot of information is outdated.

So it is definitely Outdated .
