(I didn't use a normal escrow in those days) I learned to always use title and escrow and lawyers and disclosures and move out dates and to record and to split the seller's payment in two, first half immediately so they have money to move out, the rest when they actually move, etc.

Your CapEx and Maintenance percentage seems a little high to me, but if the subject property you are looking at is very old and/or outdated and if you are not planning on doing any of the maintenance yourself then those might be realistic.
