I’m thinking I’d look at a property with a larger lot and build a pad and little private area for myself and rent out the full dwelling.

@Theresa HarrisNo the tenants have NOT taken care of place, it’s a bachelor pad, holes in walls, smoking weed, when I bought the place they changed the locks, o couldn’t even get in… I put them in their place right there… I have a quote for $5200 to repair, reglaze tile, and do other interior minor repairs, they each pay $600, my mortgage, taxes, insurance is $700, so yes I clear $500, but that’s not taking in account maintenance and yard care… I also have to put a central A/C unit in next summer… it stopped working

Run your numbers, factor some vacancy rate (time the unit is unoccupied), maintenance repairs, expenses (maybe even pad this number with how quickly inflation is going up), plan for some improvements, and we always factor some management fee in even if we are self-managing.

Don't know that I would volunteer paving/concrete pads, but if he required it, that would still work.

I pay more attention to the pad (spend the $ to upgrade to an 8lb pad with some stain/odor fighting abilities).

Sorry 20 pads rented, space for about 8 more with a duplex on site.
