@Shekeira Ward Putting my attorney hat on (member of the Massachusetts bar), I interpret "initial investment" as meaning purchase price since "in purchasing the property" immediately follows.

I am interested in buying and holding SFRs/condos in the San Diego area, but have not been able to find anything that comes anywhere close to the 2% rule of thumb (I realize it's just a quick and easy rule and not the ultimate determinant of profitability), or the 50% rule of thumb (which in my mind is the "rental income must be at least twice the mortgage to cash flow" rule; please correct me if I interpret this rule incorrectly).

EddieBy law the bank is prohibited from dealing with you directly, it is interpreted as attempting to collect during the bankruptcy so any attempts to sell anything must be done through the trustee but it is done often.When the foreclosure is just days away the bank can postpone it but in my experiences the bank can be trusted to pretty much not stick to anything they say, but it doesn't hurt to try.

I believe that you'll find that selling contracts is still interpreted as marketing a property that you do not own - which will require a real estate license.Also, if you put a property under contract without both the intent and ability to close on it, you could face a lawsuit for "fraud in the inducement", because you convinced a seller to sign a contract that you had no intention to see through to the completion promised.The LEGAL way to wholesale is to close on the property first, then market and sell it.
