Hello BP,About two months ago I posted a discussion about operating subprime rentals sans insurance which generated some 100 replies:https://www.biggerpockets.com/forums/95/topics/235...My main objection to insuring the properties is that the insurance I was being quoted ran ~$1,000/yr/door and was inappropriate to the type of risk I wanted to hedge against.

You say they've lived there two years - that is enough data to calculate their average water bill, build that into the rent with the stipulation that the payments vs usage will be reconciled every 6 months.

Now they tell me that they cannot discuss specifics because its not my account but they see I have called behalf of my tenant before so they do a overview and tell me a few things:1. that they REMOVED the 700 bill because it was a misread of the meter,2. that the water usage is abnormally high for just one person 3. that on average the water usage has not really gone down over the past 2 months, and 4.that my tenant has not paid since July when they first turned it on that is why they cut of the water.

The house seems pretty solid, so I'm not expecting a lot initially, but I know underestimating here can be a killer...Yes, I was thinking about getting a sub-meter installed and charging a flat fee and potentially providing credit or fee based on whether they are significantly under or over the usage, but I don't know if I want to spend time each month gathering the numbers.
