I routinely pass out the lead information booklet and have the tenants sign the disclosure forms. 

We travel often abroad and when we are away from routine, she is a lot more open to listen about “crazy” ideas since she is away from stress and problems.

Let them know you will schedule something in a few months when you are there to do xyz (some routine maintenence) basically to see if there is anything in the house that needs attention.

I have not had issues otherwise and a routine mid lease inspection was unremarkable.That Sunday I was working.

If they personally use part of the house / apartment as a office for themselves and don't have anyone coming then that might not raise eyebrows from neighbors or your insurance company... but otherwise NO don't allow or permit that for use.If they need office space that sees clients then they rent a office space in a strip mall.

You need to be asking them all about their habits, routines, work hours, do they have weird hobbies or loud instruments.

You just fall into a routine.

I'm under contract to buy the house for 210,000, figure the arv would be 275,000, if I just go in and do my normal routine. 

If you have a quad built in the 50s or 60s, the routine expenses to make sure their is no deferred maintenance will be much different than for newer (not necessarily new) construction.
