If the rents depress in the next 5 years to where I first bought them, substantially below market rents, the great thing about the commercial loans I am using is that they are on 20 year amortization schedule and a few of these loans will be reduced substantially in a 5 year period.

What I really find amusing is someone who finds fault with me in the forums and then PMs me for advice, LOL A one page real estate purchase contract, IMO, is one of the most niave and reckless ideas I have seen on any real estate investor site.
