Also for the first time over the past year have seen more friends and family moving in together to try to save rent....mom and two adult kids....etc...3 incomes contributing towards rent.Right now we also may have some people worried about jobs.....if they're worried, they don't move. 

If another 15-20% of capable adults decide to re-enter the workforce, do you think this will increase demand for housing in spite of increased ownership costs (interest rates)?

My only concern is its a family of 7, 2 adults and 5 kids the house is a 4 bedroom 2 bath 1200 sqft is this too many people?

If the “competition” in your area is doing that and your PM is not accepting Zillow applications and instead charging an application fee per adult it would make sense why your leads are not converting into applications.
