Often the HOA Master Policy covers some or all; you/your insurance pays the HOA deductible; the lower unit pays for any upgrades they installed.Water damage that presumably occurred over some period of time could very well initiate mold growth if it was not promptly and properly dried out.

If things go how they have been thus far, you'll not only pay off the construction loan, but often the new build will appraise high enough that you'll be able to pull out some or all of your investment as well (i.e., a new construction BRRR of sorts).
