The spackle will sometimes shrink or sink into the hole, so you may have to spackle and sand a couple times to make it right.If the repair is large enough, it may require some texturing to better match the surrounding wall.

It is no Miami or San Diego but it's the beach.If I was only concerned with growing wealth in real estate and had it to do all over I would plant my butt in Houston and spend 15 years there heavily investing in real estate.

I moved out of an condo after two years and prior to move in, many of the landlords items were there, including , old plants, some very old very used kitchen items in bags. 

Owner has invested over $55,000 towards the white picket fence, solar-powered gate, exotic plants throughout the front and back yard with irrigation, and a Koi fish pond.

Still it should be pretty cheap if you call around and find someone who it will save the trip all the way back to the plant ect.

That said, I know how to sheetrock, tape and float, texture, paint interior and exterior, roofing, installing subflooring and flooring, electrical (dad is master electrician), basic plumbing etc.

And not to mention keeping the dreaded Change Orders to a minimum....they are the ultimate job killer.I used to have a multi-page (depending on the size of the job) checklist where I asked the client - as soon as we signed the contract - to identify in writing virtually every design choice and sign off on it....right down to the drywall corner detail and texture, the kitchen counter edge detail, etc.
