You said "present" a deal, not analyize a deal.I realize that we all have gotten caught up in the digital world to some extent, younger people seem tobe addicted, if there were an app to brush thier teeth they probably try to use it.Presentations take on different flavors depending on the complexity and size of the deal.

MH financing is available but so are  hen's teeth.

I am not saying that is in fact the case with the OP but there is a lot of value to be had when cutting your teeth on a shoe string budget.

If the full amount is not received you will begin eviction on all of them.To soften the blow you may offer to allow one or more of them out of their lease obligation without penalty if they do <whatever> (get new qualified roommates, cooperate with showings, etc.)That lets them know that their personal issues are not your problem, but that you are still sensitive to them within the boundaries of being a business.
