As to assumptions, not mentioned, a commercial lender makes the loan to an investor then the investor does an installment arrangement allowing the assumption of the loan, the SAFE Act would then apply, so watch your "commercial" lending.I'd also say, as a past HML, credit did play a more important role in the lending especially in underwriting the interest rate and risks assessed.

I would say a typical loan would be a 15 year adjustable rate 75% LTV fully amortized loan at prime + 1% interest rate.
